What is your listing fee?
Our listing fee is $5,000 flat for homes under $800K. Homes above $800K pay 1% of the sale price. This covers your listing agent representation from start to close. Since the 2024 NAR settlement, buyer's agent compensation is no longer automatically the seller's responsibility — buyers now negotiate that fee directly with their agent. However, some sellers choose to offer a buyer's agent concession to attract more offers. We will walk you through all of your options and the full cost breakdown in your free consultation.
What if my home sells for more than $1.2 million?
For homes under $800K the fee is a flat $5,000. For homes above $800K you pay 1% of the sale price — so a $1M home is $10,000, a $1.5M home is $15,000. Simple and transparent with no hidden costs.
Do I get the same service as a traditional 3% agent?
Yes. Professional photography, MLS listing, full negotiation representation, contract management, and closing coordination are all included. The only difference is the fee.
How long does it take to sell in Lower Alabama right now?
